Stop matching M-Pesa messages to tenants by hand.

Most landlords run rent from a notebook, a spreadsheet and a phone full of M-Pesa messages. By the 10th nobody is sure who has paid, who paid part, and whose water bill was added. LarentaPay keeps one record of every unit, every shilling owed and every shilling received.

  • Payments find their unit

Tenants pay to your Paybill with their unit as the account number, like KIL-A12. LarentaPay records the payment, clears the oldest balance first and texts a receipt. Payments with a wrong reference wait in one list for you to match.

  • Reminders go out on their own

Three days before rent is due, every tenant with a balance gets an SMS with your Paybill and their account number. You stop making the calls.

  • The numbers agree

Invoices, payments and expenses all post to proper double-entry books. Arrears, profit and your monthly rental income tax figure come from the same place, so they always match.
